How to present social media advertising to vendors

To win more listings with social media advertising, present it as a clear plan for the vendor's property: who will see the ads, what they will look like, what it costs and how you will report results. Pitch with confidence, show evidence from real campaigns, and be ready for the obvious questions. Vendors do not need a lecture on Meta. They need to believe you have a better marketing plan than the agent down the road.

Know your strategy before you present it

The most important rule is to pitch with confidence, and confidence comes from understanding what you are presenting. You do not need to be an ad specialist, but you do need to explain the basics in plain English.

Be able to answer these in one or two sentences each.

  • Where will the ads appear? On Facebook and Instagram, in feeds and other placements.
  • Who will see them? People in and around the area, chosen by location and other targeting options.
  • What are they asked to do? Click through to the listing page on your website to see more and enquire.
  • How will you know it is working? Through reporting on reach, clicks and enquiries.

If the vendor asks something you cannot answer, say you will confirm it. A quick, honest follow-up is better than a guess.

What to show the vendor

Real campaigns and real reports

Anyone can talk about social media. Evidence sets you apart. Include a report from a recent campaign in your listing presentation, with the vendor's permission and without identifying details they would not want shared. A report shows the reach, clicks and activity, so the vendor sees what they would receive for their own property.

Only show real numbers from your own campaigns. If you have no results yet, use a sample campaign and label it clearly as an example.

A draft for their property

The most persuasive thing you can show is how their own home would be advertised. With Amplify you can generate draft campaigns and share previews with the vendor, as we explain in launching an Amplify campaign. Even a quick mock-up of the ad using their street and photos makes the plan concrete.

Clear packages to choose from

Vendors like choices that are easy to compare. Offer two or three social advertising packages, each with a defined budget and duration, and explain what is included in each. State what the vendor pays, and be transparent about it. Agree the package in writing as part of the agency agreement.

Rehearse out loud

Run through the social media section once or twice before an appointment. If you stumble on a point, simplify it. A calm, short explanation sounds more credible than a long one.

Questions vendors ask, and how to answer them

Expect the same questions in most appointments. Prepare short answers.

  1. "Why is social media advertising important?" Because buyers spend time on Facebook and Instagram, and ads let you put the property in front of local people who may not be on the property portals that day. Support it with your own campaign reports.
  2. "Who will see my ad?" People in the area you target. Explain that you choose the location and that the ads link back to your website.
  3. "How much should I spend?" Explain the packages and what each is designed to achieve. Do not promise a number of buyers.
  4. "How will I know it is working?" Show a sample report and tell them when they will receive updates.
  5. "Why not just use the portals?" Social ads complement portals. They reach people who are not searching yet.

Use a template to keep it consistent

A consistent document saves preparation time and makes your pitch look professional. We created a free Canva template for your listing presentation that covers the social media strategy, answers common questions and lays out ad packages. Add your logo, then download it as a PDF or print it.

A simple structure for the social media section of your pitch

  1. One slide on the strategy: audience, platforms and goal.
  2. One slide on a sample ad for their property.
  3. One slide with a real report from a past campaign.
  4. One slide with the packages and what each includes.
  5. One slide on reporting: what they receive and when.

Keep it to five slides or fewer. The listing presentation is about the whole campaign, not just social. For the bigger picture on why this helps your agency and not just the vendor, read how listing ads can help your agency.

Mistakes that cost you the listing

  • Overpromising. Never guarantee a sale price, a number of enquiries or a sale date. Explain what the campaign is designed to do and what you will report.
  • Using jargon. Words like impressions, CPM and lookalike audiences mean little to most vendors. Say "people who saw the ad" and "people who clicked through".
  • Hiding the cost. If the vendor is paying for the campaign, say so early and show exactly what the money buys.
  • Presenting only the tool. Vendors are buying your judgement and service, not software. Connect the advertising to the rest of your marketing plan.

Follow up after the appointment

Send the vendor a short summary the same day, including the proposed package and a draft ad if you have one. It shows you are organised and keeps the conversation moving.

Frequently asked questions

What should I include in a social media strategy for a vendor?

Explain the audience, platforms, ad examples for their property, the package and cost, and how you will report results.

How do I answer "who will see my ad?"

Explain that people in your chosen area will see it on Facebook and Instagram, and that the ads link back to your website where they can see the listing.

Do I need results to present a social media strategy?

Real reports from your own campaigns are the strongest evidence. If you have none yet, show a clearly labelled sample campaign for the vendor's property.
